Restoration of Ancient Water Mill

New Mill was a group of disparate buildings of varying ages, shapes and sizes: an abandoned stable block, precariously linked to a dilapidated first-floor sunroom; the original mill building; the miller’s home; a modern single-storey extension tagged on.

Our aim for this major refurbishment was to work with the house, for example, restoring a spalted oak floor and the oak beams, replacing like with like, while introducing 21st century comforts, including en-suite bedrooms, a custom-made kitchen and under-floor heating.
Challenges
  • Weak internal circulation with widely differing floor levels.
  • The risk of flash flooding and persistent damp.
  • A gloomy interior with small, poorly located windows.
  • A damp walkway between the house and the quarry at the rear.
  • Windows that bypassed magnificent views.
Successes
  • Establishing a coherent whole with limestone, oak flooring and hardwood joinery, while restored spiral staircases and hand-made oak staircases link the four buildings.
  • A magnificent new, sunny entrance hall with a feature oak staircase, limestone flooring and new like-for-like windows.
  • A re-aligned master bedroom and en-suite bathroom so that the owners can view the river  from their bed.
  • Fitting an oak staircase to the 2nd floor bedroom despite very poor access, exacerbated by a low doorway and 5.5m of stone wall, which had to be cut away.
  • A house that is now bathed in light from hand-built windows, some repositioned and enlarged to take advantage of the views.
